One of our favorite place to feel like you’ve left town (but haven’t) is the Terranea Resort and Spa on the Palos Verdes Peninsula. As realtors we love the fact that the resort not only offers hotel rooms to rent, but very unique ownership opportunities as well. As the resort has such an incredible resort feeling, it’s pretty enticing to think about owning a piece of that vacation lifestyle.

Terranea ownership is not a time share or fractional ownership. You own the specific unit outright. You hold title and are the owner of the property. Where it is very unique is that you can only personally stay in your home for 60 or 90 days depending on whether you own a villa or casita. The rest of the time the unit needs to be available for rent. This was the arrangement made with the California Coastal Commisson when the resort and townhomes were built so that the CCC could ensure access to the public on this piece of land. As an owner you can rent it yourself or through the resort (which is what most will do). It’s the perfect situation for those that want an oceanview property for only part of the year…..and you barely have to lift a finger as the resort and HOA do the rest. The only thing similar is the Beach House Hermosa condo/hotel on The Strand in Hermosa Beach.
The Resort
What makes Terranea so unique isn’t just the luxury amenities or the ocean views….it’s the fact that when you’re at the resort you feel like you’ve left the country…..that you’re nowhere near the craziness of Los Angeles. The pace of life is slower and the surroundings are more like a luxury resort in Mexico than a short drive from the South Bay. The resort has incredible restaurants including Nelsons, Mar’Sel, Catalina Kitchen, Bashi, Solvina, and the Grill at the main pool. The resort has multiple ocean view pools, fitness center, a fantastic spa and a 9 hole golf course. Simply put it’s a true luxury resort experience.
Ownership Benefits
Ownership at Terranea is very different from just about everything else in the South Bay as the units are a hotel/condo situation in which the properties are wholly owned (not a timeshare and not fractional ownership and you own a specific unit) but the owners can only use the homes for personal use up to 2 months a year for the Casitas and 3 months a year for the Villas. When the owners are not using the home the ownership agreement requires that the home be made available as a rental.
