addresses) each floor only has two 2 bedroom units so they just don’t come available very often. With a 3rd floor location it means it’s just about as close to the water as the condos get. The units are just a bit under 1,000 square feet and have a nice open layout. As with all of The Village the grounds and amenities, including the use of the neighboring Ocean Club facilities, are fantastic.
We’re happy to report that the latest condo sale of 630 The Village #312 was the record sales price for any one bedroom condo that we’re aware of in The Village. The $700,000 purchase price was the first time a unit had sold in the $700s. All of the one bedroom condos in The Village are the same size and layout so it really comes down to location (higher floors and further west are always more valuable) and whether the home is extensively remodeled. This one had it all. The condo was on the top floor and was one of the furthest west in the buildings so it offered some of the best views available. It was nicely remodeled and in nice shape but not as extensively remodeled as some other units so this is definitely an indication of where the prices may be headed. It was listed for $650,000 (which was definitely low for top floor) but $700,000 was an impressive record The previous high sale was $675,000 for a first floor unit (which is amazing) but it was the furthest south building in The Village so this was a very rare first floor view.
