In July 2026, the Palos Verdes Estates real estate market remained strong but was slightly less active than a year earlier. A total of 17 homes sold, compared with 24 sales in July 2025, reflecting lower transaction volume. Despite fewer sales, pricing remained resilient, with the average sold price increasing to approximately $3.13 million from $3.06 million the previous year, while the median sale price rose to $2.73 million from $2.44 million. Homes also sold closer to their asking prices, averaging 100.7% of list price compared with 96.5% in July 2025, indicating continued buyer demand for well-priced properties. Overall, the July 2026 market demonstrated stronger pricing and competitive conditions despite fewer closed sales.

RANCHO PALOS VERDES HOMES

The Rancho Palos Verdes housing market remained active in July 2026, with 40 homes sold, slightly higher than the 38 sales recorded in July 2025. While sales volume increased modestly, home prices softened compared with a year earlier. The average sold price declined from approximately $1.93 million in July 2025 to $1.70 million in July 2026, and the median sale price decreased from $1.86 million to $1.69 million. Homes continued to sell very close to asking price, averaging 98.9% of list price versus 98.3% the previous year, indicating that well-priced homes remained in demand despite a moderation in overall pricing. Overall, the July 2026 market reflected steady buyer activity but a shift toward lower average and median sale prices compared with July 2025.
