From 0 Distressed Home Sales in the Past 6 Months to 4 This Week

It’s been a while since we’ve seen any distressed sales (bank owned, short sales, foreclosures, notice of default filed) but surprisingly there are 4 on the market all of the sudden. Given that most appear to be “pre-foreclosure” sales, meaning there is either a notice of default or a notice of trustees sale (meaning bank is threatening to foreclose) this isn’t quite the same level as a bank owned sale, this is still an interesting developement in the market. Generally speaking there haven’t been any of these in sometime as it’s realtively tough to be “underwater” on a mortgage when home values have gone up so dramatically. Beachfront Home at 3031 The Strand in Hermosa Returns to the Market

The newest addition (or technically reintroduction) to the beachfront home market in the South Bay is a vintage beach home with 45 foot frontage on the beach and bike path.  The home had been on the market over the spring and summer at the same price but pulled of in July.  It seems that the market for beachfront homes has picked up steam from then and we’ll have to see what the interest level on this home is.  Given the age and layout it will likely sell to a builder for either a major renovation or more likely, torn down and new construction.  The location is pretty ideal being in this north Hermosa sand section location with both Manhattan and Hermosa piers being about the same distance.  This part of the Strand is much quieter than areas closer to the pier.  The home last sold in 2006 for $6,000,000.

Hermosa Beach Home Inventory at a 6 Year Low

The current number of homes for sale in Hermosa Beach continues to come down and we’re now at the lowest number of listings in several years.  As of 11/17 there are 22 active listings….compare that with 67 just a year ago and you see how low it’s gotten.

We searched several years back and it seems that the last time there were fewer homes for sale in Hermosa Beach dates all the way back to February of 2015.  Let’s hope that turns around as the lack of home inventory makes a challenging market for home buyers even more challenging.

Manhattan Pier Lighting and Open House Happening Tonight

It’s that time again…..Manhattan Beach is kicking off the holiday season with the festivities of the downtown holiday open housa and the pier lighting.  This is the day when the South Bay starts to really feel like it’s holiday season.

Some of the highlights and times:

  • 5:00 PM Santa at Metlox Plaza
  • 6:00-9:00 PM – Holiday open house.  Local businesses open their doors with holiday treats, live music at the pier, caolers and reindeer
  • 7:00 PM – 32nd annual pier lighting.  Watch the iconic Manhattan Pier light up with it’s famous Christmas tree lights and star.
