It’s been a while since we’ve seen any distressed sales (bank owned, short sales, foreclosures, notice of default filed) but surprisingly there are 4 on the market all of the sudden. Given that most appear to be “pre-foreclosure” sales, meaning there is either a notice of default or a notice of trustees sale (meaning bank is threatening to foreclose) this isn’t quite the same level as a bank owned sale, this is still an interesting developement in the market. Generally speaking there haven’t been any of these in sometime as it’s realtively tough to be “underwater” on a mortgage when home values have gone up so dramatically. Here’s the distressed listings as of 11/22 (note that listing below are live so this list will change over time)
The real estate market in the gated community of Fusion South Bay has been slow over the past few months with very few homes for sale. Thankfully that’s changed in the last 2 days with the addition of two new listings. Earlier this week a 2 bedroom “C” floorplan hit the makret at $819,000 located at 5412 w 149th St #1. As of 9/24 the newest listing is a 3 bedroom G floorplan listed at $949,000. The G layout offers 3 bedrooms, 2 baths and 1,500+ square feet with a multi level living/dining floor. As with all Fusion homes it has air conditioning and is in the award winning Wiseburn School District. This home is in very great condition with a beautiful kitchen and some nice upgrades. Fusion is located just east of Manhattan Beach in the Hawthorne neighborhood of Hollyglen.

On Wednesday, May 12th, the California Department of Public Health posted updated guidance on showings and open houses to their website, allowing in-person open houses in many jurisdictions. However, the Los Angeles County Department of Public Health has NOT yet updated their guidance to allow in-person open houses.
This means that in-person open houses are NOT allowed in Los Angeles County until the county guidance which supersedes state guidance, is updated to reflect this change.
We will notify you of any updates.
SBAOR, along with other local civic and trade organizations, are in constant communication with the county and are working hard to get county guidance updated to come in line with the state’s May 12th update allowing open houses. While we anticipate that changes will be made soon, no changes have yet been made at the county level to allow open houses.
