Welcome to the El Segundo real estate year in review.  Take a look below at all of the home sales in El Segundo during 2021.  It was an incredible  year for real estate in this coastal community with 152 on MLS homes, townhomes and condos selling in the 12 months. The average list price was $1,518,000 with the average “sold” price of $1,540,000. Homes averaged only 21 days before going into escrow.

From 0 Distressed Home Sales in the Past 6 Months to 4 This Week

It’s been a while since we’ve seen any distressed sales (bank owned, short sales, foreclosures, notice of default filed) but surprisingly there are 4 on the market all of the sudden. Given that most appear to be “pre-foreclosure” sales, meaning there is either a notice of default or a notice of trustees sale (meaning bank is threatening to foreclose) this isn’t quite the same level as a bank owned sale, this is still an interesting developement in the market. Generally speaking there haven’t been any of these in sometime as it’s realtively tough to be “underwater” on a mortgage when home values have gone up so dramatically. Still No Open Houses in LA County

On Wednesday, May 12th, the California Department of Public Health posted updated guidance on showings and open houses to their website, allowing in-person open houses in many jurisdictions. However, the Los Angeles County Department of Public Health has NOT yet updated their guidance to allow in-person open houses.

This means that in-person open houses are NOT allowed in Los Angeles County until the county guidance which supersedes state guidance, is updated to reflect this change.

We will notify you of any updates.

SBAOR, along with other local civic and trade organizations, are in constant communication with the county and are working hard to get county guidance updated to come in line with the state’s May 12th update allowing open houses. While we anticipate that changes will be made soon, no changes have yet been made at the county level to allow open houses.
