2021 Year in Review – Golden Hills Redondo Home Sales

Welcome to the 2021 recap for the year that was in Golden Hills real estate.  This small pocket of primarily single family homes sits just east of Hermosa Beach and just south of Manhattan Beach.  Home prices skyrocketed in 2021.

There were 111 on market homes that closed escrow in 2021. The average “list” price was $1,359,217 with the average “sold” price was $1,426,916 meaning homes generally sold dramatically over the initial asking price indicating a market very favorable to home sellers. The average price per square foot was $806 and homes averaged only 21 days on the market before going pending.

Not a Single Home for Sale in the Golden Hills of Redondo Beach

Well we thought it was bad when there were only two active listings on the market in the Golden Hills last week. As of 12/4 there are officially no available homes for sale. Let’s hope that doesn’t last long. The Golden Hills is the neighborhood in North Redondo Beach 90278 that sits just east of Hermosa and just south of Manhattan Beach and consists primarily of 2 story single family homes.

Days on Market Starting To Increase in the Golden Hills of Redondo Beach

The real estate market in the Golden Hills of north Redondo Beach has been an interesting one. Record prices, low inventory and then an abundance of options. It definitely keeps changing. At the moment the inventory has been on the rise and along with it, we’ve seen an increase in the days on market. Some homes still sell very quickly but of the homes currently for sale in the Golden Hills, the median days on market is now around 30 with the average closer to 60. Compare that with earlier in the year with a median days of 7 and average of 18 and it may just indicate a bit of a slowdown. Only time will tell. Inventory of Unsold Homes Continues to Rise in the Golden Hills of Redondo

It was only a few months ago that the number of active listings in the Golden Hills of Redondo Beach was down to three. With the uncertainty created by the coronavirus and the impacts on the economy, homes in certain neighborhoods are starting to sit for a while.
The neigbhorhood of the Golden Hills, which sits just east of Hermosa Beach and South of Manhattan Beach, is one of those areas.
As of 6/3 there are now 11 homes on the market in this small pocket of Redondo Beach.
