Rare Foreclosure in Hawthorne – Are More On the Way?

We haven’t seen many foreclosures or bank owned homes in the past few years but the recent listing of 4174 W 141st Street in Hawthorne.  This was an online auction situation and they had over 15 bids.  The big question is whether we’ll start seeing additional distressed sales in the next year.  People and mortgages are under real pressure at the moment.  Hopefully there’s a positive solution but it seems pretty clear that there will be some downward pressure on the market.

Community Spotlight – Newer Townhomes in El Segundo at Waypointe

Located on Imperial Ave in El Segundo are the new construction townhomes of Waypointe.   Built by D.R. Horton, these townhomes offer 3Waypointe El Segundo bedrooms and between approximately 1,200 and 2,000 square feet.  Most of the homes have been sent at this point but as the 6 buildings are being built in succession there are still several homes for sale as of this writing.  See below for the current homes for sale in the community.

The builder also built an adjacent single family home community called Pacific Landing in El Segundo.

Built by D.R. Horton, Waypointe is a townhome complex off of Imperial Highway consisting of 6 buildings with 34 new construction townhomes.  The community consists of two buildings with 7 homes and four buildings with 5 townhomes.

All of the homes are 3 story townhomes with 3 bedrooms and either 2 1/2 or 3 1/2 baths ranging from just over 1,200 square feet to just over 2,000 square feet(approximately)

Each has a 2 car garage and roofdeck.

Just a Bit Over List Price – Hill Section Home Sales for Almost $600,000 Over List Price

The recent sale at 822 6th Street shows that when somethng is priced well, it’s most definitely not a slow market. This was a unique mid-century modern home in the hill section of Manhattan Beach with a great lot and nice ocean views and it was listed for $2,999,000 and sold for $3,575,000. The home itself was going to be a challenge for many buyers but that didn’t slow the process down. From our understanding there were at least 7 offers, many all cash, and it sold for almost $600,000 over the initial list price. Granted the value was closer to a $3.2-$3.3 list price, this was still a huge price. It’s our understanding that it was purchased by a neighbor which helps explain the “buy it at any cost” sales price.

Real Estate Market Update – South Bay Home Sales

It’s a bit too early to determine just how much Covid 19 will impact the real estate market in the South Bay, so the information below will certainly change as March numbers start coming in.  As you can see from the chart below the number of new listings dropped dramatically at the end of 2019 with a rebound seeming to be taking hold in 2020.  These numbers will inevitably drop given the situation in the world and real estate.

The chart below shows the total number of homes “for sale” each month (light green) along with the number of sold homes (dark green) and the homes that entered escrow (red line)

The chart below shows the average days on market (orange bar) and the percentage of sale price compared with the original list price.  Notice that for the past 15 months homes have sold for very close to full price.
