The most recent home sale in the gated community of Manhattan Village was a rare single level plan 5 townhome located at 19 Malaga Place West.

The home was listed by Jim Van Zanten of Vista Sotheby’s International Realty. 

The home was originally listed in January for $1,725,000….it then had a very early price reduction 8 days later to $1,690,000 and quickly went into escrow.  The hom closed at $1,650,000.

The home was in nice condition with an updated kitchen, newer floors, new paint and more but the biggest detractor and likely reason the home didn’t sell for a higher price was the location as it backed up to Marine Ave and dealt with some traffic noise.

2023 A Very Slow Year for Sales in Gated Three Sixty

Welcome to the year end recap for the real estate market in the gated community of Three Sixty at South Bay in the Hollyglen neighborhood of Hawthorne CA. The chart below shows how 2023 compared with previous years in terms of the number of homes that sold and the prices that they sold for.

It ended up being a  VERY slow year for the number of closed home saleswith only 13 on market home sales during all of 2023.  Compare that to 29 sold homes the prior year, or 65 sold homes during the peak year of 2017  and you can see just how slow it was.

2023 was still a great year for sellers with home prices near peak 2022 levels.  The average home price in Three Sixty in 2023 was an impressive $1,094,846.  Homes stayed on the market a bit longer as well with a few of the homes that sold at the end of the year sitting on the market for a while skewing the overall numbers.

It’s been a very slow 8 months for home sales in the gated community of Three Sixty South Bay.  The first half of 2023 saw very few listings hit the market and the later months saw several homes on the market that took way too long to sell.  Some were priced too high and interest rates didn’t help.

The newest listing in Three Sixty is a top floor one bedroom condo in the Flats at 12920 Central.  With another top floor unit selling at $840,000 after quite a while sitting on the market this will be a good litmus test for the demand.  There certainly should be high demand with very little to hit the market over the past 8 months.

Unit #401 has some nice finishes including light engineered hardwood floors, white shaker cabinets, granite counters, stainless appliances and beautiful  subway tile backsplash.  With  1,160 square feet (buyer to verify), the condo offers a spacious layout….there are two bedrooms with similar square footage.

Only 6 Sales in Fusion South Bay – 2023 Comparison

See How Home Sales in Fusion in 2023 Compares with Prior YearsFusion South Bay townhomes

2023 home sales in the gated community of Fusion South Bay was at an all time low. 2022 had been the fewest number of sales until and even slower 2023.  This past year saw only 6 sold homes in the gated community.  Compare that to the biggest year of 2016 with 28 sold homes and you can see just how slow the last 2 years have been.  This has been due to sellers simply not listing their homes…..the demand is definitely there.

That said the prices that the homes sold for was extremely impressive. (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically).  The median sold price was almost $1,000,000 at $979,150 compared which was almost $100K higher than 2022 and $170,000 more than 2021.

Average home price for the 6 homes that sold was fantastic at $1,003,050 for 2023 which is the first year ever for homes to average over $1.0M!

The gated community of Fusion at South Bay is located in the Hollyglen neighborhood of Hawthorne CA.  Take a look below at how 2023 Fusion real estate compared with the prior years.

2 Bed Townhome Listing Hits the Market in Fusion South Bay

2 bed 2 bath home in Fusion South Bay hits the market at $1,025,000

The newest townhome for sale in the gated community of Fusion South Bay in Hollyglen, Hawthorne is a 2 bedroom D floorplan listed at $1,025,000.  This is a really big price and would be the all-time record for a D layout…by quite a bit.  That said the listing mentions an assumable VA loan at 2.25% for qualified buyers which could make a huge difference in terms of monthly payments and qualified buyers so the price (given the assumable loan) may not be out of the question.

The highest sale ever for a D unit was  back in May of 2023 at 5507 W 149th Pl #15 which sold earlier this year for $938,300.  Not sure if this one is going to sell for almost $87K higher, but time will tell.

The unit itself is very nice with upgrades throughout.  Some of the highlights are beautiful hardwood floors, updated kitchen with stainless appliances, granite countertops, darker wood cabinetry, updated bathrooms, custom closets and more.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.
