It’s been quite a start to the year with some big home sales in the gated community of Manhattan Village.  This past week brought a bevy of activity with 3 townhome listings hitting the market at basically the same time.  Maybe not ideal timing for sellers but certainly appreciated by home buyers.  In addition to the 3 on the market there is another coming soon listing, as well as an off market remodeled townhome.

The latest home to hit the market in the neighborhood of Hollyglen Hawthorne and the gated community of Three Sixty South Bay is a good one.  12920 Central #402 is a top floor unit so in addition to nobody above, it has a larger than normal balcony.  This is one of the larger layouts in the condos which are know as the Flats.  The home shows 1,572 square feet although the tax records show 1,460 (this is often the case homes in complexes as the original builder data and tax records are often different).   The Flats condos are all single level and the buildings have elevators so other than a possible step or two at the entry) and unlike most condos, each unit has a private and lockable garage for cars or storage.

Unit #402 has some nice upgrades including a beautiful and open kitchen with large granite island, stainless steel appliances and granite counters, which opens to the living and dining rooms and flows out onto the large balcony. Only 6 Sales in Fusion South Bay – 2023 Comparison

2023 home sales in the gated community of Fusion South Bay was at an all time low. 2022 had been the fewest number of sales until and even slower 2023.  This past year saw only 6 sold homes in the gated community.  Compare that to the biggest year of 2016 with 28 sold homes and you can see just how slow the last 2 years have been.  This has been due to sellers simply not listing their homes…..the demand is definitely there.

That said the prices that the homes sold for was extremely impressive. (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically).  The median sold price was almost $1,000,000 at $979,150 compared which was almost $100K higher than 2022 and $170,000 more than 2021.

Average home price for the 6 homes that sold was fantastic at $1,003,050 for 2023 which is the first year ever for homes to average over $1.0M!

The gated community of Fusion at South Bay is located in the Hollyglen neighborhood of Hawthorne CA.  Take a look below at how 2023 Fusion real estate compared with the prior years.

2 Bed Townhome Listing Hits the Market in Fusion South Bay

2 bed 2 bath home in Fusion South Bay hits the market at $1,025,000

The newest townhome for sale in the gated community of Fusion South Bay in Hollyglen, Hawthorne is a 2 bedroom D floorplan listed at $1,025,000.  This is a really big price and would be the all-time record for a D layout…by quite a bit.  That said the listing mentions an assumable VA loan at 2.25% for qualified buyers which could make a huge difference in terms of monthly payments and qualified buyers so the price (given the assumable loan) may not be out of the question.

The highest sale ever for a D unit was  back in May of 2023 at 5507 W 149th Pl #15 which sold earlier this year for $938,300.  Not sure if this one is going to sell for almost $87K higher, but time will tell.

The unit itself is very nice with upgrades throughout.  Some of the highlights are beautiful hardwood floors, updated kitchen with stainless appliances, granite countertops, darker wood cabinetry, updated bathrooms, custom closets and more.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.
