Top Home Sale of the Year in Hermosa Beach – 2805 Tennyson Place

While we review many of the South Bay real estate highlights for 2021 today we wanted to show you the top home sale in Hermosa beach for the year.  Surprisingly the highest price of the year was not a beachfront home on the Hermosa Beach Strand in the sand section.  The top honor went to a spectacular hillside estate that offered the best of luxury living.  This definitely wasn’t the highest priced listing as several homes on the beach had much higher listing prices but didn’t sell last year.

Located at 2807 Tennyson Place, this luxury estate was similar to something you would find in the Manhattan Beach hill section.  Offering huge ocean views, a massive 20,000+ foot lot, a true private estate feel with gated entrance and luxuriously long driveway.  Indoor and outdoor spaces were equally spacious and inviting.    The main home featured 4 bedrooms and 6 baths as well as a fully functional 2 bedroom 2 bath guest home.  The property was originally listed for $16,950,000 and sold  in February for $15,800,000 after 84 days on the market.

Beverly Hills 90210 Beach House No Longer On the Market

For those 1990’s TV aficionados out there the beach house from Beverly Hills 90210 is, unfortunately, no longer on the market..  The property is actually a triplex with two 2 bed/2 bath units and a 2 bed/1 bath penthouse unit.  The location is pretty amazing being the last house on the Strand in Hermosa Beach.  As the Manhattan Beach Strand and Hermosa Strand don’t line up evenly 3500 The Strand actually offers a corner lot location with unblocked and unblockable views in 2 directions.  The only downside to the location is that it’s a very busy pedestrian corner and there’s rarely not a crowd out front.

Beachfront Home at 3031 The Strand in Hermosa Returns to the Market

The newest addition (or technically reintroduction) to the beachfront home market in the South Bay is a vintage beach home with 45 foot frontage on the beach and bike path.  The home had been on the market over the spring and summer at the same price but pulled of in July.  It seems that the market for beachfront homes has picked up steam from then and we’ll have to see what the interest level on this home is.  Given the age and layout it will likely sell to a builder for either a major renovation or more likely, torn down and new construction.  The location is pretty ideal being in this north Hermosa sand section location with both Manhattan and Hermosa piers being about the same distance.  This part of the Strand is much quieter than areas closer to the pier.  The home last sold in 2006 for $6,000,000.

An Amazing 6 Oceanfront Homes on the Manhattan Strand Have Sold in the Past 45 Days

Considering that there were 6 total on market oceanfront property sales in all of 2020, the past 45 days has been nothing short of amazing on the Manhattan Beach Strand.  The Strand is the oceanfront stretch of homes extending from the beginning of Hermosa Beach to the end of north Manhattan Beach (which was somewhat rebranded from El Porto which it had always been called)  Since the beginning of September there have been 6 closed escrows on this  iconic beachfront location. The average “list” price for the homes that sold was $10,832,167 with the average “sold” price at $10,562,500….although many of the “list” prices had been dropped from their initial price when first on the market.

There are still several oceanfront homes for sale on both the Manhattan Beach Strand as well as the Hermosa Beach Strand
