Hermosa Beach once again had an impressive month for home sales and home prices. There were 19 homes that closed escrow during November compared with only 13 a year earlier. The median home price was an impressive $2,000,000 although that was actually a slight drop from November 2020. Homes averaged only 20 days on market before going into escrow. Big Sale: Oceanfront 425 Paseo De La Playa Hollywood Riviera
One of the more significant sales in the South Bay was the recent sale of an oceanfront home in the Hollywood Riviera that has been on and off the market for years. 425 Paseo De La Playa was an “estate” style property from the gated entrance, long driveway, outbuildings and more. It was also a bit of a fixer as some of the projects and updates hadn’t been completed. The home was originally listed in 2019 for $10,000,000, pulled off of the market and brought back out in 2020 for an increased price (?) of $12,000,000. The lot is unbelivable and extended all the way down to the sand. From 0 Distressed Home Sales in the Past 6 Months to 4 This Week
It’s been a while since we’ve seen any distressed sales (bank owned, short sales, foreclosures, notice of default filed) but surprisingly there are 4 on the market all of the sudden. Given that most appear to be “pre-foreclosure” sales, meaning there is either a notice of default or a notice of trustees sale (meaning bank is threatening to foreclose) this isn’t quite the same level as a bank owned sale, this is still an interesting developement in the market. Generally speaking there haven’t been any of these in sometime as it’s realtively tough to be “underwater” on a mortgage when home values have gone up so dramatically.
