For those home buyers out there struggling to find something in the Hollyglen neighborhood of Hawthorne, there is a new townhome listing in Fusion South Bay that  just recently hit the market.  5406 w 149th Pl #14 is a beautifully updated 2 bedroom  E floorplan townhome in the gated communty of Fusion  and is priced at $929K.  The E layout is a fairly popular floorplan as most spaces and rooms are fairly large and the living room offers high ceilings giving it wonderful natural light.

This fantastic multi level townhouse has been extensively updated and is not your typical original builder finishes.  Updates include Miele appliances including an incredible display fridge/freezer/wine display, cabinetry upgrades with custom storage, quartz countertops, 6 burner stove, hardwood floors and more.  The home has a 2 car attached garage below the main living area.  The only detractor of this unit is the location as it overlooks the So Cal Edison power substation and the various industrial looking towers and wires just outside the balcony/deck.    The owners of the unit and the community have done an admirable job in hiding it with landscaping but it’s definitely hard to ignore.

The real estate market in the gated community of Fusion South Bay has been slow over the past few months with very few homes for sale.  Thankfully that’s changed in the last 2 days with the addition of two new listings.  Earlier this week a 2 bedroom “C” floorplan hit the makret at $819,000 located at 5412 w 149th St #1.     As of 9/24 the newest listing  is a 3 bedroom  G floorplan listed at $949,000.   The G layout offers 3 bedrooms, 2 baths and 1,500+ square feet with a multi level living/dining floor.    As with all Fusion homes it has air conditioning and is in the award winning Wiseburn School District.  This home is in very great condition with a beautiful kitchen and  some nice upgrades.  Fusion is located just east of Manhattan Beach in the Hawthorne neighborhood of Hollyglen.

Finally a New Listing in Fusion South Bay

It’s been a slow time for the real estate market in Fusion with only a few listings in recent months. This newest listing is a B floorplan which is the smallest layout offered in the community floorplan with 2 bedrooms, 2 baths and just a bit over 1,000 square feet on 2 levels.   The B units are above the A floorplan units so up a flight of stairs and you enter into the living room and kitchen.  This unit offers a smaller balcony and the A and B units offer a one car detached garage (very close by). The top floor offers two bedrooms.  Take a look!

One Crazy Market – Smaller B Unit in Fusion South Bay Lists at a Whopping $815,000

We’ve been posting a lot lately with new listings priced at numbers that would have seemed laughable not long ago.  The newest and only
active listing in Fusion is definitely another sign that the market is officially crazy.

5507 149th Pl # 8 in Fusion South Bay is one of the smallest floorplans offered in Fusion and is a B condo with 2 bedrooms and 2 baths and approximately 1,030 square feet.  It’s arguably the nicest remodel we’ve ever seen in the community and it looks brand new and doesn’t look like any of the original offerings.  Having said that this is dramatically higher list price than anything we’re aware of.   The previous highest sale for an A or B floorplan was $740,000 back in Februrary.   As A and B units generally sell at similar prices, is it possible that this newest listing could sell for almost $75,000 more than the last one?  The market is certainly crazy, there are no other active listings and the remodel is beautiful so this will be a good one to keep tabs on to see if the market is really this frenzied.

Wiseburn School District and Homes for Sale

One of the elements that makes Hollyglen, Del Aire, Three Sixty and Fusion at South Bay such a great option is the award winning WiseburnCabrillo Elementary in Wiseburn School District School District.  Although these area are located in Hawthorne, they have their own charter school system and with the Wiseburn High School soon to be completed the district is only getting stronger.  Not only are the schools highly rated, but they offer a great neighborhood feel with most being walkable from wherever you live in the area.

From a real estate perspective the Wiseburn School District has a significant impact on housing values.  Homes in the district are generally priced considerably higher than those outside of the district boundaries…even if just a few blocks away.

The Wiseburn School District entered into a  partnership with the Da Vinci Charter Schools  since 2009.  These independent charter schools were locally created to provide a high school option for Wiseburn students.  As mentioned above, in 2015 a bond measure was passed allowing for the construction of the Wiseburn High School campus that would house the three separate Da Vinci Charter Schools.  We are proud supporters and business sponsors of the Wiseburn Ed Foundation.

As the Wiseburn district is hightly sought after the district has boundary requirements for local residents.  The district boundaries are roughly Sepulveda Boulevard on the west, Marine Avenue on the south, Imperial Highway on the north, and Inglewood Avenue on the east.  **Please note that we are providing the following for information only and cannot guarantee eligibility to the district.  Please consult with the district offices to determine residency restrictions and elegibility for the district.

Southern Boundaries

  • Elementary schools are Juan Cabrillo and Peter Burnett
  • The eastside of the 405 Fwy – South of El Segundo Boulevard to W. 138th Street, numbers start with 4800 and end with 5199 between La Cienega Boulevard and Inglewood Avenue.  Only the west side of Inglewood Avenue between El Segundo Boulevard and Rosecrans.
  • The westside of the 405 Fwy – South of El Segundo Boulevard to Rosecrans Avenue numbers run from 5236-5550 and 13300-14100.
  • The condominiums on Marine Avenue, numbered 5401-5497, Units A & B, south of Rosecrans Avenue.
  • Fusion at South Bay homes on Aviation between Marine Avenue and Rosecrans Avenue.

Northern Boundaries  

  • Elementary school is Juan De Anza located at 12110 S Hindry
  • South of Imperial Highway to W. 127th Place, street numbers start with 5000 on all east-west streets between Aviation Boulevard and Felton Avenue.
  • Only the west side of Felton Avenue between Imperial Highway and W 121st Street, but both sides of Felton Avenue south of W. 121st Street.
  • Avaire South Bay Apartments on 11622 Aviation Boulevard with a 90304 zip code.
  • The apartment complex on 5211 Pacific Concourse Drive and 11775 La Cienega Boulevard, both with a 90045 zip code.
  • ThreeSixty at South Bay homes on the corner of Aviation Boulevard and El Segundo Boulevard.

The northern and southern boundaries west of Aviation Boulevard are Imperial Highway and Rosecrans, respectively with Sepulveda.  The area is part of the City of El Segundo and is mostly commercial space.
