It’s not unusual for the most expensive homes in the South Bay to sit for some time. 631 Paseo De La Playa was on and off of the market for years but now it has officially closed. Originally listed in December 2023 it had a number of significant price reductions and had been pulled on and off the market several times. It was last listed at $9,900,000 back in February 2025 and although it took a while, it just closed at $9,700,000.
This oceanfront home was listed by Chris Adlam of Vista Sotheby’s International Realty.
The home offered a legacy type location on the bluffs with unblocked and unblockable views of PV, the ocean and the coastline. The home was the highest on the street (other than the condo complex of Cote D’Azure so it offered top of the world views.

Beach
709 Esplanade couldn’t be much different. It’s one of the larger homes ever built in the Beach Cities at almost 9,000 square feet. Ironically enough we featured this house years ago (not necessarily in a good way) when it sold in 2015. The home was on the market for almost 3 years and was originally priced in 2012 at $10,000,000 and ended up selling for $6,350,000 in 2015. What was so unusual about the home was that everything on the inside was pink. Pink marble flooring, pink tile, pink sculptures…..it was odd.
