565 Homes Sell in Redondo Beach in 2023 – Take a Look!

2023 Home Sales and Home Prices in Redondo BeachNorth Redondo Beach homes for sales

Historically it was a somewhat slower year for home sales in Redondo Beach with a total of 565 homes selling during the year. The lower number of sales was not due to a lack of demand, but a lack of inventory as there were fewer listings than in years past.

That said the prices homes sold for  were very impressive and the number of homes sold still made for a strong year for Redondo Beach real estate.

The numbers for North Redondo Beach 90278

  • Number of homes sold:  289
  • Average asking price: $1,434,346
  • Average sold price: $1,435,968
  • Median asking price:  $1,350,000
  • Median sold price:  $1,365,000
  • Average price per sq foot: $816
  • Averge days on market:  42
  • Median days on market: 14

The numbers for South Redondo Beach 90277

  • Number of homes sold:  219
  • Average asking price: $1,543,323
  • Average sold price: $1,542,338
  • Median asking price: $1,395,000
  • Median sold price: $1,400,000
  • Average price per sq foot: $924
  • Averge days on market:  32
  • Median days on market: 13

The highest priced home sale in south Redondo (not including the Hollywood Riviera that saw the oceanfront home at 417 Paseo De La Playa sell for $17,500,000) was another oceanfront home at 709 Esplanade that sold for $10,825,000 in August…..which happens to be back for sale just months later at $11,900,000.  See the active listing for 709 Esplanade Redondo Beach, CA.

The highest priced home that sold in north Redondo was a new construction single family home at 2403 Ralston Lane, Redondo Beach, CA 90278 that sold for $3,950,000 back in September.

It’s been a very slow 8 months for home sales in the gated community of Three Sixty South Bay.  The first half of 2023 saw very few listings hit the market and the later months saw several homes on the market that took way too long to sell.  Some were priced too high and interest rates didn’t help.

The newest listing in Three Sixty is a top floor one bedroom condo in the Flats at 12920 Central.  With another top floor unit selling at $840,000 after quite a while sitting on the market this will be a good litmus test for the demand.  There certainly should be high demand with very little to hit the market over the past 8 months.

Unit #401 has some nice finishes including light engineered hardwood floors, white shaker cabinets, granite counters, stainless appliances and beautiful  subway tile backsplash.  With  1,160 square feet (buyer to verify), the condo offers a spacious layout….there are two bedrooms with similar square footage.

Hermosa Beach Home Prices Average over $3.0M in 2023

What a year it was in Hermosa Beach with 135 on market home sales during 2023.  That was a significant drop from the 182 homes that soldBeachfront homes for sale on the Hermosa Beach Strand in 2022.  That said the average prices were huge.

The average “list” price was $3,120,926 with the average sold price at $3,051,181 which is pretty incredible.   Compare that with the 2022 average was $2,562,553.   The median list price was $2,299,500 with the median sold price at $2,200,000.  

The average price per foot was an impressive $1353 and homes averaged a brief 22 days on market before going into escrow. This was very short compared with the previous months in which homes averaged 40+ days on market.
