December 2023 Property Sales and Home Prices in the South Bay

The real estate market in the South Bay, Beach Cities and Palos Verdes in December 2023 wasRedondo Beach Pier relatively busy f0r a month that’s the historically slowest of the year.  Prices were impressive once again.   The higher interest rates have slowed the market  but still hasn’t negatively impacted prices all that much with some very  impressive prices in most cities.

Only 6 Sales in Fusion South Bay – 2023 Comparison

2023 home sales in the gated community of Fusion South Bay was at an all time low. 2022 had been the fewest number of sales until and even slower 2023.  This past year saw only 6 sold homes in the gated community.  Compare that to the biggest year of 2016 with 28 sold homes and you can see just how slow the last 2 years have been.  This has been due to sellers simply not listing their homes…..the demand is definitely there.

That said the prices that the homes sold for was extremely impressive. (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically).  The median sold price was almost $1,000,000 at $979,150 compared which was almost $100K higher than 2022 and $170,000 more than 2021.

Average home price for the 6 homes that sold was fantastic at $1,003,050 for 2023 which is the first year ever for homes to average over $1.0M!

2023 Condo Sales in The Village and Seascapes 1, 2 & 3Seascape 1 Redondo Beach at the Village

It was a great year for ocean view condo and townhome sales in The Village and Seascapes 1, 2, and 3.  There were 19 total condo and townhome sales in the 4 complexes.  For the homes that sold the average list price was $1,140,995 with an average sales price of $1,127,194.  The median sales price was $1,180,000.  Homes averaged $980 per square feet and average days on market was 48….although the median days on market was a very brief 16.
