The home was originally listed in January for $1,725,000….it then had a very early price reduction 8 days later to $1,690,000 and quickly went into escrow.  The hom closed at $1,650,000.

The home was in nice condition with an updated kitchen, newer floors, new paint and more but the biggest detractor and likely reason the home didn’t sell for a higher price was the location as it backed up to Marine Ave and dealt with some traffic noise.

Welcome to the year that was for condo sales in the  communities of The Village and Seascapes One, Two and Three.

It was a great year for ocean view condo sales in these great coastal communities located just east of King Harbor and the Redondo Beach pier.

There were 19 total condo and townhome sales in the 4 complexes.  The average list price was $1,140,995 with an average sales price of $1,127,194 for the condos and townhomes that sold in 2023. 

Homes averaged $980 per square feet and average days on market was 48….although the median days on market was a very brief 16.

2023 A Very Slow Year for Sales in Gated Three Sixty

Welcome to the year end recap for the real estate market in the gated community of Three Sixty at South Bay in the Hollyglen neighborhood of Hawthorne CA. The chart below shows how 2023 compared with previous years in terms of the number of homes that sold and the prices that they sold for.

It ended up being a  VERY slow year for the number of closed home saleswith only 13 on market home sales during all of 2023.  Compare that to 29 sold homes the prior year, or 65 sold homes during the peak year of 2017  and you can see just how slow it was.

2023 was still a great year for sellers with home prices near peak 2022 levels.  The average home price in Three Sixty in 2023 was an impressive $1,094,846.  Homes stayed on the market a bit longer as well with a few of the homes that sold at the end of the year sitting on the market for a while skewing the overall numbers.
