Pier Lighting and Holiday Festival in Downtown Manhattan Beach

What a way to kick off the holidays.  Tonight is the big holiday kickoff for the South Bay with the Manhattan Beach pier lighting andHoliday fireworks in Manhattan Beach downtown open houses.  Come and see Santa, hear some great musicians and see the mayor flip the switch on the pier to light up the pier, trees and roundhouse aquarium.  Click here to view some of the scheduled events for the pier lighting holiday event.

Enjoy an evening of holiday music, shopping and dining all at one great location, Downtown Manhattan Beach.

The annual Pier Lighting and Holiday Open House is the official start of the holiday season in Manhattan Beach. It is also downtown Manhattan Beach’s local restaurants, retail stores and businesses way of saying thank you to their customers and community for their support and patronage throughout the year. Downtown merchants will be open until 9:00 PM and are sure to offer some distinctive gifts and intriguing offers this holiday season. The restaurants will be serving their original menus and some sampling to get your palette started for an evening of wonderful food. Bring your kids and remember your shopping list!

Dealing With Home Inspection and Repair Challenges During Escrow

One of the more treacherous parts of an escrow is the home inspection and request for repairs.  Often times the buyer thinks that the home inspection is a “checklist” of what needs to be fixed while the seller either thinks their home is perfect or “it was just fine for us so why does the buyer need things that work fine upgraded or repaired”.  Finding middle ground isn’t always easy but a good realtor can help address some of the challenges before they even come up and help manage expectations as how to get through a very challenging situation.

As the chart below shows, 80% of home inspection reports show at least something needing to be fixed.  In our opinion that’s even on the low side….in our experience there are always issues.  We always recommend to both our buyers and sellers to be reasonable.  On the buyer side stick to actual problems or repairs.  If it’s an issue that the buyer will have to immediately pay for to have repaired…it’s a reasonable request.  The biggest challenge items are either those called out as not up to “current “code, or items towards the end of their service life.  Buyers need to understand that the statement “not up to current building code” does not mean it’s necessarily problematic.  Codes change all of the time and unless it’s a clear safety issue, it’s usually best to stick with actual repairs.  Items at the end of their service life really depend on the item, the cost and how extensive the rest of the repair list.  We’ve found that asking for everything usually ends with the seller dismissing any repairs….even the reasonable ones.

Manhattan Beach Real Estate Market Update

October 2019 Real Estate Recap in Manhattan Beach CA

We saw a continuation of a slowdown in Manhattan Beach during October with only 23 closed home sales during the month.  This was only slightly higher than September which saw only 22 on market home sales.  The summer months were seeing the fairly typical number of home sales in the 40’s so this was a significant drop.    This isn’t overly unusual due to the seasonality of the market but certainly worth keeping an eye on.  The good news is that the saw a sharp rise in homes that have gone into escrow so the monthly sales in November and December should see a significant increase.  Manhattan Beach is very much a luxury home market and median home prices for the month were well over two million dollars (see details below)

The median list price was $2,195,000 with a median sales price of $2,129,000 indicating a solid, but slowing market.  For much of the past 2 years the median sales prices were at or even above the median list prices.  The lowest home sale of the month was a smaller 1,000 foot 2 bedroom townhome at 463 36th Place that sold for $1,150,000 and the highest sale of the month was $6,650,000 for a massive 6,000+ sq foot 5 bedroom home in the hill section at 304 Ardmore.  Average price per square foot (which isn’t overly relevant in Manhattan Beach due to varying views, locations and lot sizes) was just over $1,062.  See the current homes for sale in Manhattan Beach.
