April was a solid month for real estate in the South Bay with the market seeming to pick up a bit of steam after a relatively sluggish start to the year compared with the end of 2018.
Why Hollyglen in Hawthorne is Such a Great Neighborhood
One of our favorite South Bay neighborhoods is still somewhat of a secret. When you mention Hollyglen to most South Bay residents they
may not have ever heard of this little pocket in Hawthorne. Located west of the 405 Freeway, north of Rosecrans, east of Aviation and south of El Segundo Blve, Hollyglen is a little community with a real neighborhood feel. Consisting primarily of homes built in the 40s and 50s, many of the single level homes have been extensively remodeled and sit on charming tree lined streets. Here are 7 of the reasons we love this Hollyglen:
- Community feel: Hollyglen really feels like a neighborhood. This is a part of the South Bay in which neighbors seem to know each other and there are usually people out walking their dogs and seem happy to live there.
- Pride of ownership: It isn’t hard to see that owners love their homes and love their neighborhood. As there are few “mcmansion” type properties the homes fit the lots making for beautiful front yards and lawns, and great curb appeal.
- Awaard winning schools: The area is in the Wiseburn School District. This charter school district offers two award winning elementary schools, a great middle school and the Wiseburn High School is soon to be completed.
- Better for commuters: The “South Bay” is an area that generally ranges from Hawthorne and El Segundo all the way to San Pedro. This can add a tremendous amount of time for commuters that are coming from Palos Verdes, Torrance and Redondo. Homes in Hollyglen can cut off 30 minutes or more of a commute….each way! In addition commuters from Hollyglen have numerous options from very close freeway access, to Aviation, to taking the coast. If you work in LA or the West Side….Hollyglen may be an option for you.
- Home prices: While prices have risen quickly in the past few years (the Hollyglen secret it out!) it’s still far more affordable than El Segundo or Redondo Beach. See the current Hollyglen homes for sale.
- Proximity to the beach. Hollyglen is just north east of Manhattan Beach and east of El Segundo. It is less than three miles from the beach!
- Variety of homes: While the bulk of Hollyglen consists of single story homes, there are other unique areas. The gated communities of 360 South Bay and Fusion South Bay are both located in Hollyglen.
- Fusion is a low key complex with low HOA dues, a small pool and spa and the homes still feel pretty new as they were generally built from 2005 – 2007. Layouts range from 1000 foot 2 bedroom 2 bath condos to 1700+ square foot 3 bedroom homes. Located just east of Manhattan Beach, Fusion South Bay an ideal alternative to those priced out of adjacent Manhattan and Redondo.
- Three Sixty is a much larger gated community with all of the features of a luxury resort. Amenities include an incredible pool and entertainment area with a lap pool, fun pool, jacuzzi, cabanas, bbq deck and firepit. The entertainment area also offers a few impressive common rooms (this is definitely not like the normal “clubhouse”) state of the art fitness center, wine room, basketball court, parks and 2 dog parks. How Schools Impact Real Estate
To those in real estate it’s no surprise that good schools help drive real estate values in certain neighborhoods and communities. We meet
people all of the time that are looking for homes based on either a specific school or district, or more broadly on wanting to be in an area with great schools. Buyers with kids want to be in areas with good schools and that higher demand helps keep values up.
Buyers don’t even need kids to benefit. The stronger the schools the higher the values and more stable the market can be.
A recent CAR study showed that 47% of home buyers said good schools were very importan, 23% said that they were somewhat important, 11% said not very important and 19% said that it was not important at all.
The 19% may not realize just how much of an influence schools play on values and demand. Good elementary schools are often part of a good community and without question most buyers would like to live in a good community.
South Bay schools are generally highly ranked and that creates a very high demand, especially for families thinking of living in this coastal community.
The study also conclued that 43% of consumers age 34 or under believe highly rated schools are very important. 58% of consumers earning more than $100,000 a year think that highly rated schools are very important.
Wiseburn School District and Homes for Sale
One of the elements that makes Hollyglen, Del Aire, Three Sixty and Fusion at South Bay such a great option is the award winning Wiseburn
School District. Although these area are located in Hawthorne, they have their own charter school system and with the Wiseburn High School soon to be completed the district is only getting stronger. Not only are the schools highly rated, but they offer a great neighborhood feel with most being walkable from wherever you live in the area.
From a real estate perspective the Wiseburn School District has a significant impact on housing values. Homes in the district are generally priced considerably higher than those outside of the district boundaries…even if just a few blocks away.

The Wiseburn School District entered into a partnership with the Da Vinci Charter Schools since 2009. These independent charter schools were locally created to provide a high school option for Wiseburn students. As mentioned above, in 2015 a bond measure was passed allowing for the construction of the Wiseburn High School campus that would house the three separate Da Vinci Charter Schools. District Boundaries
As the Wiseburn district is hightly sought after the district has boundary requirements for local residents. The district boundaries are roughly Sepulveda Boulevard on the west, Marine Avenue on the south, Imperial Highway on the north, and Inglewood Avenue on the east. **Please note that we are providing the following for information only and cannot guarantee eligibility to the district. Southern Boundaries
- Elementary schools are Juan Cabrillo and Peter Burnett
- The eastside of the 405 Fwy – South of El Segundo Boulevard to W. 138th Street, numbers start with 4800 and end with 5199 between La Cienega Boulevard and Inglewood Avenue. Only the west side of Inglewood Avenue between El Segundo Boulevard and Rosecrans.
- The westside of the 405 Fwy – South of El Segundo Boulevard to Rosecrans Avenue numbers run from 5236-5550 and 13300-14100.
- The condominiums on Marine Avenue, numbered 5401-5497, Units A & B, south of Rosecrans Avenue.
- Fusion at South Bay homes on Aviation between Marine Avenue and Rosecrans Avenue.
Northern Boundaries
- Elementary school is Juan De Anza located at 12110 S Hindry
- South of Imperial Highway to W. 127th Place, street numbers start with 5000 on all east-west streets between Aviation Boulevard and Felton Avenue.
- Only the west side of Felton Avenue between Imperial Highway and W 121st Street, but both sides of Felton Avenue south of W. 121st Street.
- Avaire South Bay Apartments on 11622 Aviation Boulevard with a 90304 zip code.
- The apartment complex on 5211 Pacific Concourse Drive and 11775 La Cienega Boulevard, both with a 90045 zip code.
- ThreeSixty at South Bay homes on the corner of Aviation Boulevard and El Segundo Boulevard.
The northern and southern boundaries west of Aviation Boulevard are Imperial Highway and Rosecrans, respectively with Sepulveda. The area is part of the City of El Segundo and is mostly commercial space.
