It’s been quite a start to the year with some big home sales in the gated community of Manhattan Village.  This past week brought a bevy of activity with 3 townhome listings hitting the market at basically the same time.  Maybe not ideal timing for sellers but certainly appreciated by home buyers.  In addition to the 3 on the market there is another coming soon listing, as well as an off market remodeled townhome.

November was yet another great month for the real estate market in Manhattan Beach California.  There were 45 on market home, townhome and condos sales compared with 43 in November of 2020.  The homes averaged only 42 days on market before going into escrow with a very impressive median home price of $3,130,000.  See how this compares with other months on our Manhattan Beach real estate trends page.

1938 Oceanfront Beach Bungalow Hits the Market at 4104 The Strand in Manhattan

We’ve seen some impressive movement with beachfront Strand houses selling after extended (sometimes years) periods on the market.  Some of the “tear down” type properties have still struggled as sellers often see value in the home when really the value is ONLY in the land.  The latest addition to the beachfront home market on The Strand in Manhattan Beach is a vintage original beach bungalow built in 1938.    It’s very likely that this one get’s torn down and replaced with a modern luxury home but we’re always suckers for these original and classic beach homes.  The current property offers 3 bedrooms, 2 baths and 1984 square feet and is priced at $6,499,000.

The home is pretty far into El Porto (rebranded as “north Manhattan”)  which means values go down considerably compared with beachfront lots closer to downtown and the pier.  The location also means that it’s located behind the beach parking lot and overlooks the lot (although significantly raised up)
