Well If This Isn’t a Sign of a Scorching Hot Real Estate Market We Don’t Know What Is……

You know it’s a hot market when a “coming soon” property that has a record price sells before hitting the market. The home in question is
5449 Strand #104 in the gated community of 360 South Bay. We had the pleasure of representing the buyer on the home immediately next door at 5449 The Strand #103 which just recorded at a record price of $875,000. This newest home is the same floorplan and was going to hit the market in May at an unheard of price of $895,000. In our opinion we anticipated it might sit for a bit as that’s a big number…..not so much. The home is now pending and never actually hit the market so we’re going to assume they got their number or more. We’ll let you know what it closes at but that’s a pretty strong indication as to just how crazy things are around here. Redondo Beach Real Estate – March By the Numbers

Get a quick overview of the real estate market in Redondo Beach for the month of March. It was a huge month both in terms of the number of homes that sold as well as the prices.  There were 100 closed home sales in Redondo with another 115 going into escrow meaning that April sales should be even higher.  The median home price for the homes that sold was an impressive $1,330,000.

Latest Condo Sale in The Village in Redondo Beach Breaks the Record

We sell quite a bit in The Village in Redondo Beach and think that between the location, low HOAs and the amenities that it’s a great value. We’re happy to report that the latest condo sale of 630 The Village #312 was the record sales price for any one bedroom condo that we’re aware of in The Village. The $700,000 purchase price was the first time a unit had sold in the $700s. All of the one bedroom condos in The Village are the same size and layout so it really comes down to location (higher floors and further west are always more valuable) and whether the home is extensively remodeled. This one had it all. The condo was on the top floor and was one of the furthest west in the buildings so it offered some of the best views available. It was nicely remodeled and in nice shape but not as extensively remodeled as some other units so this is definitely an indication of where the prices may be headed. It was listed for $650,000 (which was definitely low for top floor) but $700,000 was an impressive record The previous high sale was $675,000 for a first floor unit (which is amazing) but it was the furthest south building in The Village so this was a very rare first floor view.
