Beachfront Condo 634 The Strand Hermosa Beach Sells for $3.95M

Homes of note…..one of the homes that sold in Hermosa Beach CA during October was a very rare 3 bedroom beachfont condo located at 634 The Strand.

This 3 bedroom condo had been on the month for quite some time (almost a year) which isn’t a rarity for beachfront properties in Hermosa or on the Manhattan Beach Strand.  Homes just tend to sit for a while as prices are possible for most buyers.  The home was originally listed for $4,900,000 back in December of 2021 so needless to say the sellers most definitely took a hit on the original price.

The neighboring unit #638 sold off-market in April 2021 for $4,991,500 so $3,950,00 for this condo was a great deal.

Manhattan Beach Sold Homes and Home Prices

There was a slight slow down for home sales in August  with only 28 on market homes closing escrow during the month.  That was compared with 36 sold homes in July and 33 in June.

The average sales price declined dramatically from July in which home prices averaged almost $4.5M but the average sales prices were impacted significantly in July with 3 big beachfront home sales on the Manhattan Strand.

The average asking price in August was $3,370,679 with the average sold home price at $3,377,604 meaning that homes generally sold aroundat full price or higher.

The average price per foot was $1554 and median days on market was a very brief 28 days before going into pending status.  The average days on market was 28.  See how this compares to other months on our Manhattan Beach real estate trends and statistics page.

The top home sale of April in Redondo Beach was a massive single family ocean view home located at 803 N Paulina in south Redondo 90277.  This luxury property featured  6,066 square feet with 5 bedrooms and 7 total baths.  The location allowed for some nice ocean views from both the 3 level home itself as well as from the resort style pool deck.

The home was listed at $3,995,000 and sold for a jaw dropping $4,625,000.  $630,000 over the asking price!
