One of the more significant sales in the South Bay was the recent sale of an oceanfront home in the Hollywood Riviera that has been on and
off the market for years. 425 Paseo De La Playa was an “estate” style property from the gated entrance, long driveway, outbuildings and more. It was also a bit of a fixer as some of the projects and updates hadn’t been completed. The home was originally listed in 2019 for $10,000,000, pulled off of the market and brought back out in 2020 for an increased price (?) of $12,000,000. The lot is unbelivable and extended all the way down to the sand. Unlike beachfront homes on the Strand in Manhattan Beach and Hermosa, the homes along Paseo De La Playa offer a great sense of privacy and as there’s no close access to the beach, other than from the homes, it’s almost a private beach below.

October was great for home sales in Hermosa Beach CA with 18 on market property sales closing during the month. The median “list” price
was $2,067,000 with the median “sold” price at $2,105,000 meaning that homes generally sold well higher than the asking price.
The highest priced sold home of October in Hermosa Beach was a beach contemporary single family home in the north sand section. The home was built in 2014 and offered some nice, and fairly unblockable, ocean views from the top level. The home had a modern but beachy feel and was located just down the street from the new Hermosa Vista School and just 2 blocks to the beach. It was originally listed for just under $4,900,000 and closed at $4,700,000 after 4 months on the market.
