The latest home sale in the gated community of Fusion South Bay was an all time record for this layout. One of the two smallest floorplans in the complet, this “B” layout offered 2 beds, 2 baths and approximately 1,003 square feet. The B layouts are located above the similar sized A floorplan.

The previous record for this size unit was $844,000 and was the sale of an “A” floorplan back in 2022.

The home was in nice condition but was, by no means, the nicest or most updated unit we’ve seen so this was an impressive price indeed! The home was only on the market for 5 days before going into escrow. The home was listed by Paul Buller.

As with all condos and townhomes in Fusion, the home featured central A/C and is part of the award winning Wiseburn School District.

The last A or B floorplan to sell sold at the beginning of the year for $780,000 located at 5400 W 149th Place Unit#11.

The home shows 1,572 square feet although the tax records show 1,460 (this is often the case homes in complexes as the original builder data and tax records are often different). The Flats condos are all single level and the buildings have elevators so other than a possible step or two at the entry) and unlike most condos, each unit has a private and lockable garage for cars or storage.

Unit #402 has some nice upgrades including a beautiful and open kitchen with large granite island, stainless steel appliances and granite counters, which opens to the living and dining rooms and flows out onto the large balcony. The real estate market in the South Bay and Palos Verdes was very busy with a very high number of homes selling and prices continued to go up despite high interest rates. Every city in the South Bay saw an increase, often dramatic, in the number of homes that sold compared to the previous month.

Real Estate Market Recap

Home sales in the South Bay, Beach Cities and Palos Verdes in February 2024 picked up the pace compared with January. This is fairly typical as December is the slowest month for new listings and new escrows, so January is often the slowest month for closed sales.

Home prices throughout the South Bay and Palos Verdes were impressive once again. The higher interest rates have slowed the market but still hasn’t negatively impacted prices all that much with some very impressive prices in most cities.

2023 A Very Slow Year for Sales in Gated Three Sixty

Welcome to the year end recap for the real estate market in the gated community of Three Sixty at South Bay in the Hollyglen neighborhood of Hawthorne CA. The chart below shows how 2023 compared with previous years in terms of the number of homes that sold and the prices that they sold for.

It ended up being a VERY slow year for the number of closed home saleswith only 13 on market home sales during all of 2023. Compare that to 29 sold homes the prior year, or 65 sold homes during the peak year of 2017 and you can see just how slow it was.

2023 was still a great year for sellers with home prices near peak 2022 levels. The average home price in Three Sixty in 2023 was an impressive $1,094,846. Homes stayed on the market a bit longer as well with a few of the homes that sold at the end of the year sitting on the market for a while skewing the overall numbers.
