Real Estate Review – Redondo Beach 2020 Home Sales – By the Numbers

What a year it was for the Redondo Beach real estate market.  There were 829 on MLS home and property sales compared with 861 in 2019.  The median sales price was a very impressive $1,250,000.  The homes only averaged 29 days on market before selling and the average price per foot was up quite a bit from 2019 to $651 a foot in 2020.

Very Few Home Sales in Redondo Beach In February

March 5, 2020 by admin

February was a very slow month for closed home sales in Redondo Beach with only 44 homes sold during the month.  That’s not due to homes not selling but a lack of homes that are coming on the market which is good news for sellers and bad news for home buyers.  The 44 closed home sales was the fewest home sales in a month over the past 18 months other than December 2018.  Prices were impressive as  with the median list prices of $1,199,000 and a median sales price of $1,182,000.  Average price per foot for sold homes in Redondo Beach was $714.  Average days on market was only 55 which is another indication of a strong sellers market.  27 of the home sales were in the 90277 or South Redondo area (8 of those home sales were actually in the Hollywood Riviera which has a Redondo mailing address but is technically in Torrance)  19 of the homes were in North Redondo Beach or 90278 zip code.   See the Redondo Beach real estate stats for the past 15 months below.

Why Lawndale? One of the South Bay’s More Affordable Neighborhoods

Lawndale CA doesn’t always have the greatest reputation compared with other South Bay cities and neighborhoods.   Some streets and neighborhoods have a bit of a busier commercial feel and the schools are often not as highly rated as neighboring Redondo Beach and Torrance.  What Lawndale may lack in some areas it certainly makes up for in affordability.  We put together a chart showing average prices compared with North Redondo Beach which sits just west of Lawndale and offers some similar housing types.  One of our favorite areas in terms of combining great neighborhood feel with reasonable home prices is El Camino Village in Lawndale.

Some key numbers to consider are the average “for sale” price over the past 15 months in lawndale was $642,000 with the average “for sale” price in North Redondo being $1,103,000.  Average sold prices are very similar with North Redondo being almost double.

Price per square foot is $436 in Lawndale with $569 in North Redondo Beach.  So bottom line is that Lawndale CA real estate is a great option for those looking for an affordable area in the South Bay.
