Palos Verdes Real Estate Recap for April 2024

Welcome to the April 2023 real estate market for home sales on, in and around the Palos Verdes Peninsula. It was a very busy month for theRolling Hills Estates homes in Palos Verdes 4 areas of PV as well as the South Bay in general. PALOS VERDES ESTATES – 16 sold homes

There were 16 homes that sold in PVE during April.  The average listing price was $3,482,313 and the average sold price was $3,417,965.  Homes averaged 36 days on market before selling but the median was a brief 10 days.

What a month it was in RPV with a very impressive 40 home sales.  The average list price was $1,647,892 with the average sold price at $1,697,306.  Homes averaged 50 days on the market before selling but the median was a brief 12 days.

There were only 2 homes sold behind the gates of Rolling Hills so average prices don’t mean much.  That said the average sold price for April was $5,475,000.  The two homes that sold only were on the market a little over a week before selling.

Real Estate Market RecapHermosa Beach sand section homes for sale

Home sales in the South Bay, Beach Cities and Palos Verdes in February 2024 picked up the pace compared with January.  This is fairly typical as December is the slowest month for new listings and new escrows, so January is often the slowest month for closed sales.

Home prices throughout the South Bay and Palos Verdes were impressive once again.   The higher interest rates have slowed the market  but still hasn’t negatively impacted prices all that much with some very  impressive prices in most cities.

The home was listed by Jim Van Zanten of Vista Sotheby’s International Realty. 

The home was originally listed in January for $1,725,000….it then had a very early price reduction 8 days later to $1,690,000 and quickly went into escrow.  The hom closed at $1,650,000.

The home was in nice condition with an updated kitchen, newer floors, new paint and more but the biggest detractor and likely reason the home didn’t sell for a higher price was the location as it backed up to Marine Ave and dealt with some traffic noise.

2023 A Very Slow Year for Sales in Gated Three Sixty

Welcome to the year end recap for the real estate market in the gated community of Three Sixty at South Bay in the Hollyglen neighborhood of Hawthorne CA. The chart below shows how 2023 compared with previous years in terms of the number of homes that sold and the prices that they sold for.

It ended up being a  VERY slow year for the number of closed home saleswith only 13 on market home sales during all of 2023.  Compare that to 29 sold homes the prior year, or 65 sold homes during the peak year of 2017  and you can see just how slow it was.

2023 was still a great year for sellers with home prices near peak 2022 levels.  The average home price in Three Sixty in 2023 was an impressive $1,094,846.  Homes stayed on the market a bit longer as well with a few of the homes that sold at the end of the year sitting on the market for a while skewing the overall numbers.
