It’s not unusual for the most expensive homes in the South Bay to sit for some time. 631 Paseo De La Playa was on and off of the market for years but now it has officially closed. Originally listed in December 2023 it had a number of significant price reductions and had been pulled on and off the market several times. It was last listed at $9,900,000 back in February 2025 and although it took a while, it just closed at $9,700,000.
This oceanfront home was listed by Chris Adlam of Vista Sotheby’s International Realty.
The home offered a legacy type location on the bluffs with unblocked and unblockable views of PV, the ocean and the coastline. The home was the highest on the street (other than the condo complex of Cote D’Azure so it offered top of the world views.

opportunities in the South Bay is the condo complex of Cote D’Azure in the Hollywood Riviera. As it lies at the base of the Palos Verdes Peninsula, it sits high on the bluff and the complex and many of the condos offer stunning ocean and coastline views. The condos are all 2 bedroom 2 bath and square footage ranges from a little over 1,300 square feet to just under 1,600 square feet. What the building exterior lacks in charm (looks a bit more like an office building than condos at the beach) it makes up in location and views. The addresses for the complex are 639 – 645 Paseo De La Playa which happens to be one of the best streets in all of the South Bay. Built in 1962 most units have been extensively remodeled. One quirky feature is that the condos originally had balconies but most were incorporated into interior spaces so most units have a somewhat odd “interior” balcony.
Cote D’Azur offers 4 rectangular buildings with 3 levels of condos and units on both sides of the buildings. All are single level and are situated around a very nice ocean view pool area. There are very few units directly facing the ocean but many have great views from somewhat of an angle.
