New Listing in the Beach House Hotel at 1300 The Strand

It’s not too often that we see units hit the market in the Beach House Hotel in Hermosa Beach.  We’ve seen this one on the market last yearThe Beach House Hotel Hermosa and it’s on the market again….for a slightly higher list price.

Unit #127 is a ground floor room on the 14th Street building so, unfortunately, no real view.  That said it’s still steps to the beach and ideally located.  The condo/hotel room is listed by Boyd Jeffery.

Each hotel/condo room is individually owned and owners can use their condo suites for up to 90 days a year.  The rest of the year the condo must be available for rental and the hotel takes care of the rest.  This was the unique arrangement with the California Coastal Commission to allow ownership, but more beach access for others.

The units in the Beach House are all individually owned as hotel/condo properties but there are restrictions on owner use.  The property is fee simple and specific units are wholly owned so it’s definitely not a timeshare.

Real Estate Market Recap for this past month

The real estate market in the South Bay and Palos Verdes was very busy with a very high number of homes selling and prices continued to go120 The Village #305 in Seascape 2 Redondo Beach up despite high interest rates.  Every city in the South Bay saw an increase, often dramatic, in the number of homes that sold compared to the previous month.

Home sales in the South Bay, Beach Cities and Palos Verdes in February 2024 picked up the pace compared with January.  This is fairly typical as December is the slowest month for new listings and new escrows, so January is often the slowest month for closed sales.

Home prices throughout the South Bay and Palos Verdes were impressive once again.   The higher interest rates have slowed the market  but still hasn’t negatively impacted prices all that much with some very  impressive prices in most cities.
