2021 Year in Review – Three Sixty South Bay Home Sales and Prices

What a year it was for real estate in the gated community of Three Sixty South Bay….it was the first year in which the average price of the homes that sold exceeded $1,000,000.  There were 43 on market home sales, with several others selling off market, during 2021.  The median list price was $1,009,000 and the median sold price was just over $1,047,000.

Homes averaged an extremely quick 11 days on the market before going into escrow which is pretty amazing.  The lowest price sale of the year was $625,000 for a studio condo in the Flats  and the highest price sale of the year was $1,650,000 for a very large single family style home in the Terraces.  Take a look below at all of the homes that sold last year!

Top Home Sale of the Year in Hermosa Beach – 2805 Tennyson Place

While we review many of the South Bay real estate highlights for 2021 today we wanted to show you the top home sale in Hermosa beach for the year.  Surprisingly the highest price of the year was not a beachfront home on the Hermosa Beach Strand in the sand section.  The top honor went to a spectacular hillside estate that offered the best of luxury living.  This definitely wasn’t the highest priced listing as several homes on the beach had much higher listing prices but didn’t sell last year.

Located at 2807 Tennyson Place, this luxury estate was similar to something you would find in the Manhattan Beach hill section.  Offering huge ocean views, a massive 20,000+ foot lot, a true private estate feel with gated entrance and luxuriously long driveway.  Indoor and outdoor spaces were equally spacious and inviting.    The main home featured 4 bedrooms and 6 baths as well as a fully functional 2 bedroom 2 bath guest home.  The property was originally listed for $16,950,000 and sold  in February for $15,800,000 after 84 days on the market.

New Listing in Victoria Knolls – 2707 Grand Summit Torrance 90505

Vista Sotheby’s International just listed this home and we like this one quite a bit.  2707 Grand Summit is in the relatively secret neighborhood of Victoria Knolls in the Walteria section of Torrance.  We really like this area for several reasons……  As it’s on the hillside of the PV peninsula it’s quite different from the “flatlands” below.  As there’s only one real road in or out it’s a quiet little neighborhood and given the hillside location homes often have great city views.

2707 Grand Summit is a 4 bed, 3 bath single family  home located in this great neighborhood and is priced at $1,325,000.  It’s in great condition and offers almost 2,100 square feet on 2 levels with some really nice views.

Rarified Air – 905 McCarthy in El Segundo Hits the Market at $3,399,000

At a price point that isn’t too common in El Segundo, a pretty impressive remodel hits the market at  $3,399,000.  Given that only 7905 McCarthy Court El segundo homes have ever sold over $3.0M in El Segundo that’s a pretty eye popping number.  This newest listing is located at 905 McCarthy Court.  Given that prices are really out of control in nearby Manhattan Beach we’ll have to see if this price point works in El Segundo.  There’s no doubt the home will get a lot of interest.  It was almost completely remodeled vastly expanded (original home built in 1952 only had 1,756 sq feet) and boasts of high-end details such as all Miele appliances, a luxurious waterfall island, built in coffee maker and expansive retractable doors from both the kitchen and game room leading to the deck and pool.  This home definitely has a wow factor.  The home last sold in 2009 for $799,000 but has been modified and expanded in just about every way.  Take a look!

Big Sale: Oceanfront 425 Paseo De La Playa Hollywood Riviera

One of the more significant sales in the South Bay was the recent sale of an oceanfront home in the Hollywood Riviera that has been on andPaseo De La Playa oceanfront homes off the market for years. 425 Paseo De La Playa was an “estate” style property from the gated entrance, long driveway, outbuildings and more.  It was also a bit of a fixer as some of the projects and updates hadn’t been completed.  The home was originally listed in 2019 for $10,000,000, pulled off of the market and  brought back out in 2020 for an increased price (?) of $12,000,000.  The lot is unbelivable and extended all the way down to the sand.  Unlike beachfront homes on the Strand in Manhattan Beach and Hermosa, the homes along Paseo De La Playa offer a great sense of privacy and as there’s no close access to the beach, other than from the homes, it’s almost a private beach below.
